Terms of Service

1. Who We Are

Yield Properties LLC, a RERA-licensed real estate brokerage and limited‑liability company incorporated in Dubai, United Arab Emirates, under licence no. 1465991, with its registered office at Dubai Investment Park.

2. Acceptance of These Terms

By accessing or using our website, mobile applications, or services (collectively, "Services"), you acknowledge that you have read, understood and agree to be bound by these Terms of Service ("Terms") and by our Privacy Policy. If you do not agree, you must not use the Services.

3. Definitions

"Client" means any individual or entity engaging Yield Properties for property consultancy, brokerage, valuation or related advisory work.
"Content" means text, data, photos, videos, floor plans, valuations or any other material displayed on the Services.

4. Scope of Services

We offer (i) brokerage and acquisition advice, (ii) property investment analysis, (iii) marketing of properties on behalf of owners, and (iv) ancillary services authorised by Dubai Land Department (DLD) / RERA. We do not provide legal, tax or financial‑planning advice.

5. Eligibility & Client Responsibilities

You warrant that you are at least 18 years old and legally capable of entering binding contracts. You agree to:

  • provide accurate information;
  • comply with all UAE property laws, RERA advertising rules, anti‑money‑laundering regulations and sanctions;
  • refrain from uploading misleading or defamatory material;
  • obtain all third‑party consents (e.g. from co‑owners) before instructing us.

6. Fees & Payment

Our brokerage commissions, consultancy retainers or referral fees will be set out in a separate written agreement or Form B as mandated by RERA. All invoices are due within [7/14] days of issue.

7. Intellectual Property

All Content we create (including reports, photos and website code) is owned by Yield Properties or our licensors. You may not copy, reproduce or distribute any Content without prior written consent, except for personal, non‑commercial purposes.

8. User‑Generated Content

If you submit listings, images or reviews:

  • you grant Yield Properties a worldwide, royalty‑free, perpetual licence to use, modify, display and distribute such content;
  • you confirm you hold all rights necessary to grant that licence;
  • we may remove content that breaches these Terms without notice.

9. Privacy & Data Protection

We process personal data in accordance with UAE Federal Decree Law No. 45 of 2021 (PDPL) and, where applicable, DIFC Law No. 5 of 2020. Key points:

  • lawful basis: performance of a contract or legitimate interest;
  • cross‑border transfers follow the UAE Cabinet's adequacy lists or standard contractual clauses;
  • you have rights to access, rectify and erase your data.

10. Third‑Party Links

Our Services may contain links to third‑party sites. We have no control over their content and accept no responsibility for any loss arising from your use of them.

11. Professional Disclaimer

Property valuations, rental‑yield projections and investment opinions are illustrative only and do not constitute financial advice. Past performance is not a guarantee of future results. You should obtain independent professional advice before acting on any information.

12. Limitation of Liability

To the fullest extent permitted by UAE law, Yield Properties, its directors and employees shall not be liable for any indirect, consequential or incidental damages (including lost profits) arising out of or in connection with the Services, even if advised of the possibility of such damages. Our aggregate liability in any 12‑month period shall not exceed the total fees you paid us in that period.

13. Indemnity

You agree to indemnify and hold harmless Yield Properties from any claim or demand (including legal fees) arising out of your breach of these Terms, your misuse of the Services, or your violation of any law or third‑party rights.

14. Termination

We may suspend or terminate your access to the Services with immediate effect if you breach these Terms or applicable law. Your obligations under Sections 7, 11 to 13 and 16 survive termination.

15. Changes to These Terms

We may amend these Terms at any time. Changes take effect once posted on YieldProperties.ae. Your continued use of the Services constitutes acceptance of the revised Terms.

16. Governing Law & Jurisdiction

These Terms and any dispute or claim (including non‑contractual disputes) shall be governed by and construed in accordance with the laws of the United Arab Emirates as applied in the Emirate of Dubai. The Courts of Dubai shall have exclusive jurisdiction.
